Rent to Own Program

A Rent to Own program is designed to support families with the goal to purchase a home, but who are not currently able to qualify for a mortgage according to the banks' criteria.

Working individuals who are Canadian residents, make a decent annual income, have good or repairable credit, and a small down payment can enter the Rent to Own program.

After working with the team to create an appropriate budget and payment plan, the managing team or an investor will purchase the house of your choice. You can move in shortly after possession and live in the house as a cross between a tenant and a homeowner. You will pay rent and utilities as a tenant, but have more control over the property like a homeowner.

You will enter into 2 agreements: 1 for the lease and 1 for the option to buy the house at the end of your program. The responsibilities of both you and your managing team for the duration of the lease agreement are outlined below.

Collect and track payments, including money saved for your down payment
Maintain agreed-upon rent
Advocate for your eligibility to be approved for a mortgage
Sell you the property at the predetermined price at the end of the program

Your Responsibilities

Choose a house within your budget
Pay monthly rent and down payment amounts on time
Pay utilities and insurance on your possessions
Maintain the property
Follow your credit repair and debt management plan, as needed
Near the end of your program, inform the team of your desire to purchase the property
